Buying a home is often the largest and most emotional financial transaction of your life. Sometimes you hear that buying a home is a stressful process. I will make it stress free for you - I will explain to you how the process actually works, step by step, what the decision points will be and the options you have available at each step. Once you understand the process and have a sense of control over how it will proceed, so you won't feel stressed about it.
Stage 1
First, I will meet with you to determine your needs, wants, timeframe and financial options. During this meeting, I will go over the search and buying process, current market conditions, and buyer costs. I will provide you a copy of an Offer to Purchase Agreement and discuss duties and responsibilities of the Buyer's Agent.
Before we start our search of your dream home, we need to ensure that you have been pre-approved with a known lender. This is a very important step for the following reasons;
1) You need to know your financial options so you don't waste your time viewing houses that are not in your price range;
2) When we find the right home for you, it is critical you have the mortgage pre-approval letter, we need to provide this to the seller when we submit your offer.
Stage 2
Now it's time to start looking for your new home. I will suggest we sign you up for our listing alert service, that way you will receive information on all of the new listings that come to the market and fit into your search criteria. As soon as you see some properties that you like and are interested in, I will book showings at convenient times that fit your schedule. I am here to provide you resources for the neighbourhood and to help you select the best available property.
Stage 3
Once the right property has been chosen, it's time for me to do some homework. I will confirm what is included in the sale, obtain a copy of the Title, search to identify the property owners, prepare a Market Analysis in the area to determine the correct offer price, and obtain and review available disclosures with you.
After all of this information is gathered it's time to put everything on paper. I will prepare an Offer to Purchase for you, collect a deposit to submit with the offer and deliver this package to the Listing Agent. The Offer to purchase contract is written at your, the Buyer's, direction.
Stage 4
The Listing Agent presents the offer to the Seller within a timeframe provided in the offer. There can be one of two scenarios that follow this presentation;
1) the Offer gets accepted;
2) the Seller's agent presents a counter-offer. In the case of a counter-offer, I will be here for you to respond or negotiate the offer price, do due diligence contingencies, and corrections.
Stage 5
Congrats! Your Offer has been accepted. Depending on the conditions of your Offer, we have a short time period to fulfill them. I will coordinate scheduling your inspection and/or appraisal, email the offer and other related documentation to your lender to begin the final approval. As your Realtor, I will be onsite for property inspections or to meet the appraiser, review the results of these meeting with you, do water tests (if applicable), negotiate contract adjustments and credits if new defects are found as part of the property inspection.
Stage 6
Once all the conditions, which benefit you as the Buyer, are fulfilled and communicated to the Seller's Agent, I send the signed Offer and Conditions Satisfaction form to your Lender and ensure that our transaction moves forward on schedule. Closer to your possession date you will meet your lawyer to sign the paperwork and get information on how a key for your new home is being transferred to you. On your possession day and time we will do a walk-through of your new home to confirm that it is clean and everything is in good working order (if applicable).
